<p>The idea of flipping houses has become a phenomenon in this country. It’s quite astonishing how many would be handymen and women have secret dreams of getting their hands dirty playing with power tools and turning the most rundown house in any given neighborhood and turning it into the diamond they feel it could be. Unfortunately many of these would be ‘flippers’ have no real clue of the task they are considering.</p>
<p>First of all, it is quite possible to make a very good amount of money by rehabbing properties with the intention of selling quickly. The problem with this is that most people who attempt this make one of two fatal mistakes (fatal for the maximum profit potential that they are tossing out the window).</p>
<p>The first fatal mistake they make is that they become emotionally invested in the home they are rehabbing and rather than doing a few simple cosmetic changes and turning the property quickly, the end up doing major renovations, investing a lot of time and money (when flipping properties, time is money, the longer you are working on the home, the more mortgage payments you have to make, the less money you walk away from the close with).</p>
<p>You have to remember that the property you are flipping is an investment and you want to get in, do the work, and sell the house. You don’t have to turn it into a luxury home or even a home that you would want to live in. In fact, you wouldn’t want to do that in certain neighborhoods because you would never recover your investment.</p>
<p>The second thing you must remember when flipping properties is don’t get greedy. Just because you think you could make more money if you added the granite countertops doesn’t mean you can. I’m not suggesting you take shortcuts or do anything that is structurally unsound, but I think you will be amazed at how much less it would cost to resurface an existing bathtub than to replace it.</p>
<p>Want to change the look of a room dramatically without investing a great deal of money? Grab a paintbrush. Changing the color of a room can have a dramatic effect on the overall look of a room. Rather than buying new cabinets for the kitchen and bath, try cleaning the original cabinets and adding new cabinet facings&#8211;these are little things that can make a profound difference in the market price of a house. For curb appeal hang ferns on the front porch (if it has one or invest in a little landscaping—just don’t go overboard). Don’t decide that you need 30,000 for a month’s work rather than the 12,000 you were originally hoping for and spend 25,000 to make the 30,000. It becomes a catch 22 when greed kicks in. So don’t get greedy.</p>
<p>Flipping houses is by far one of the quickest ways to amass a serious profit in real estate investing, especially if you can do the work yourself. <p>I pulled out the Pledge the other day, and when I got to my kitchen cabinets, I was horrified. Leaning, bubbled up doors were looking at me. After several years of having small children pulling on the doors to reach the stuff on the cabinets, as well as liquid spills running down the sink when that was their assigned chore, and my doors were a little less than desirable.</p>
<p>I knew there was no way I was going to take the hinges off, refinish the doors, and then hang them back up. Remodeling my entire kitchen was out of the budget. I had heard of simply re-facing with new doors. So, my quest for new kitchen cabinet doors began.</p>
<p>There are a few things I found out when shopping. First of all, and this seems obvious, but MEASURE YOUR CABINETS. Just because your doors look the same, you can not assume they are all the same size by eyeballing the doors. Write your measurements down and take them everywhere you go, just in case you run into a cabinet shop in an unexpected location.</p>
<p>The next thing I learned from the friendly sales guy was to pick quality finishes. Whether you are picking out a maple, oak or cherry door, the quality of the grain is higher when it matches from piece to piece. Spend a little time looking at different grades of wood to get that ?feel?. I knew nothing about doors when I started shopping!</p>
<p>Since I was replacing doors after a fairly short life (less than ten years), durability was important to me going in. I learned that solid wood is more expensive, but more durable. Laminate and thermo foil are less expensive, but don?t wear as well. I wasn?t aware, however, that some cabinet doors have a better warranty than others. Research the benefits of each type in door and figure out if you would rather have the durability or save on cost.</p>
<p>How hard it was to maintain the cabinets to me was important. Laminate wipes off the easiest, but it does not withstand rough treatment. If you have little one who are tempted to hang on the doors no matter how many times you say no, go with something sturdier. If it?s an emergency cosmetic fix, go for laminate if it?s a budget issue.</p>
<p>Solid wood cabinet doors are either dovetailed or stapled. Dovetailed joints are the sturdiest, especially when fitted with mortised corners. Stapled drawers are more common, however. Make sure that the gliders are self closing, and rated for 75 pounds.</p>
<p>I know not everyone is re-facing cabinet doors because of kid-destruction. Kitchen cabinets make the kitchen. Pick the ones that will look beautiful, add some great new hardware to them, and throw out a few new towels. Your kitchen will look great and feel brand new, at a fraction of the cost.</p>

It makes sense, when doing home renovation, to look for things that are inexpensive to do and will give long-term benefits.</p>
<p>One of the best for that is vinyl siding. Vinyl grew out of the chemical research from polyvinyl chloride in the 1930s, and the Germans in WWII invented PVC pipe when metals were running short for construction purposes. By the 1960s, bi-layer extruded vinyl siding hit the market in the US and in Europe. Sales of this material for housing took off in the mid &#8217;80s.</p>
<p>Since the mid 1990s, vinyl siding has been the contractor&#8217;s choice for a material for setting up the frontage of a house. It&#8217;s water repellent, lasts longer, is lighter, and is easier to work with than traditional wood or aluminum siding. It&#8217;s easier to fasten to a house, and easier to maintain. (Prior to the &#8217;90s, there were a few quality control issues and a public perception that it was the &#8220;cheap alternative&#8221; rather than a high quality material).</p>
<p>The major benefits of vinyl siding are these:</p>
<p>It&#8217;s much less expensive to buy and to install, than conventional wooden siding, and is competitively priced with Aluminum siding. The typical costs to side a house in vinyl are roughly half of what wood siding will cost to install, and about five percent less than what aluminum siding costs.</p>
<p>It&#8217;s easier to maintain. Vinyl siding is weatherproof and waterproof. It needs no special treatment to get these properties, and because of how it&#8217;s attached, it doesn&#8217;t offer as many ways for water to come in and help it de-bond. Because it&#8217;s lighter as a material, it&#8217;s easier and less expensive to install as well ? the installation takes less time.</p>
<p>Cleaning it is easy; the cleaning solution is inexpensive, and cleaning it doesn&#8217;t involve sanding or other abrasives. Because of this, vinyl siding is rated to last in decades, rather than years, like for conventional wooden or aluminum siding. It can even be recycled, rather than thrown into a dumpster.</p>
<p>It&#8217;s attractive. Vinyl siding, because of how it&#8217;s made, can be made to have any texture or color combinations desired. Because the pigmentation is embedded into the siding itself, it never needs repainting, or retouching to keep its like-new properties. You can even get it made in patterns of wood grain or terra cotta finish.</p>

<p>We&#8217;ll cover the kitchen soon enough, but today let me give you a few quick tips for remodeling a bathroom.  I&#8217;ll cover this topic in depth in the near future, but today let me give you a quick primer.</p>

<p>If it is time for a new bathroom and you have thought about it for awhile now  there are many ideas that can be done in your bathroom renovation. An idea is  great but it should always be put down on paper so your contractor knows exactly  what you are looking for also. There are so many things that can be done to give  your bathroom a new look from adding a mirror to changing the shower  stall.</p>
<p>If you happen to be changing the door a pocket door does not  require a wide arc to be opened. By adding a pocket door you will give your  bathroom some added space. If it is added space you are looking for you need to  get rid of your bathroom closets, all you bathroom should need are shelves  hanging on the walls and maybe a few hooks to hang whatever you may need to  hang.</p>
<p>For the walls you should go for a lighter color such as white or  cream. Lighter colors make your bathroom look as though it has opened up. Dark  colors may make your bathroom appear shut in and cave like. Also to add some  illusion of extra space in your bathroom you should hang some mirrors on the  walls. More mirrors will make your bathroom look bigger.</p>
<p>If you are gong  to do a total makeover for your bathroom then you must look into installing a  stand up shower. Stand up showers that sit in the corner are the best choice  because they will give you some extra floor space.</p>
<p>Remember that if you  are planning on a major bathroom renovation, write everything that you have in  mind down on paper. Another good thing to do is to hire a professional to do the  confusing work.</p>

<p>Maintaining hardwood floors can be difficult because they scratch easy and also  absorb moisture but many people enjoy them and they can add value and ambience to your property when compared to other flooring such as linoleum.</p>
<p>Leaving a puddle of water in your hardwood floors would  not be a great idea. The moisture will go into the cracks in between the slates  and they will swell as they absorb the water. If this happens in even a little  spot it will still be noticeable. If there happens to be any liquid at all spilt  on the hardwood floor you need to clean it up immediately. Use a damp mop only  when you clean your hardwood floors. You may want to use a floor cleaner for  hardwood. Either way only a damp mop should be used.</p>
<p>Another thing that  can happen to hardwood floors are dents and scratches. Women wearing high heels  are one of the worse things that your hardwood floors can endure. Over a long periods of time furniture legs cause dents and scratches also. It might be an  idea to add some area rugs under your furniture or there are also felts  available that go directly under the furniture legs. You may also choose to add  area rugs to any areas that are highly traveled in your house.</p>
<p>There are  some people that feel that the scratches and the dents give their hardwood  floors character. If you have a lot of dents and scratches then it is an option  to have your hardwood floors refinished. You may need to have your hardwood  floors refinished every ten years or so, this will also add a protective top  coat to your hardwood floors. Moving anything across your hardwood floors to  letting your dog run in the house can cause scratches and dents.</p>

<p>When it is time to replace your roof  there happens to be many inconveniences that come along with the job. Replacing  your roof is not anything that can be done in just one day. With this in mind it  would be a good idea to have your entire family prepared for the inconvenience.  The contractor will probably let you know about what you can do to prepare your  home for replacing your roof.</p>
<p>When you are having your roof replaced it  is best to have some sort of construction garbage dumpster. There will be a lot  of debris that will be coming off of your roof.
